Subject: Pittsboro matters to all of us.
I apologize for my long winded presentation regarding Chatham Park. But the rezoning process and its implications are too complicated to reduce to haiku.
Although heavy handed, my point is this: the leadership of Pittsboro Matters and their documents are NOT truly neutral, and there are many arguments and many working people who are FOR this development.
We can in fact find common ground with an effort striving for positive engagement, we never will find it if the only voices calling for modification of Chatham Park are not being clear in their true motives, or making specific design modification requests.
What I have learned in my investigations and through personal research is that the town will have control after the rezoning. The town has already required a considerable amount of work to be done over the next two years, as well as every time a particular site plan is to be submitted in the future on this rezoned land. It makes sense to pay attention to all details but at some point all parties will need to make a leap of faith. For example, the town will require a public hearing and a developer agreement to be executed AFTER the PDD rezoning. Presumably the developer agreement will be a legal document that codifies a number of the concerns of the community and ties up most of the loose ends.
