Going from here to there

 I know a lot of folks who read the Chatlist have moved from somewhere else to here. I have been in the same place almost 58 years on the same property.  In the last few years I have watched my elders slowly pass away and now I have almost no one left in Chatham. My kids left here for greener pastures and jobs that pay well and none of them intend to come back here.  My overall health has declined and I have found when I get over 2500 ft in elevation I can actually breath better. 

I don’t like crowds and congestion and Chatham is getting too crowded for me so I have come to a conclusion it’s time to sell my 4.5 acre ponderosa and migrate elsewhere to enjoy what’s left of my life.   So since I have never downsized before I have some questions.  How do you buy a new place there and sell here?  How does that work tax wise?   I’m trying to wrap my head around that simple question, How do I get from here to there?  I want to sell what I have and buy the next place with what I get for this place.  I just don’t know how to do it.  I have found several places already I would love to buy but I don’t have cash to outlay up front to buy there before I sell here.    I would love to hear from others who have gone from here to there and how they did it.   I appreciate any and all advice.
