Rather see the Siler City megasite established. It means more jobs, more tax revenue

Subject: to park or not to park

I have kept mostly quiet about the Chatham park issue . Its clear there are strong arguments on both sides .

My question is why build 20,000 homes when we have unfinished developments with homes sitting empty already ?  I have watched the megasite issue carefully too . My thoughts so far are . I had rather see the megasite established , more jobs , more tax revenue from that site to really kick funds into our infrastructure and county tax base  so our tax rates will stay low as possible .

If they build Chatham Park and its new  homes and if they try to get business  that doesn’t materialize in the park we are stuck with yet more empty homes , less tax revenue .The end result is higher taxes to support the new schools and additional infrastructure . So far that’s the way I see it . It could be a good thing but I don’t see it so far  .

The megasite is commercial development like we haven’t had the chance for in years . It will be taxed as commercial property , the jobs created will directly impact our county . The employees in that site will more than likely buy existing homes in this county and build more as needed . The Chatham park will be mostly contract labor to build it , mostly from outside the country , most of these men will stay in hotels outside the county while building it , the supplies will be bought outside the county .

The megasite will be built much the same way but it will be building business that will hire employees as soon as the place is up and running . The business proposals for Chatham park don’t seem to be set in stone like the megasite project where business have already spoken for parts of the development .

Like I stated before . I’m no expert and I’m not declaring all my information is 100% correct . I’m just making my point of view known from the information I am aware of so far . The whole idea of 20,000 new homes being built here in this county after the last bunch of development flops makes me nervous . We cant afford more unfinished unsold development properties in this county .  That’s my opinion so far .
