Subject: More reasons to welcome Chatham Park

I have been asking people in town, and doing more research about Chatham Park coming to Pittsboro. Here is what I learned:

*3 – The plan is designed and led by one of the country’s best land plan planning groups. Chatham Park is employing some of the best talent in the field.  For those who equate Chatham Park with Cary, I beg to point out that it is not. That is a misconception promoted by PittsboroMatters. Cary grew like kudzu and was not planned. Chatham Park is a planned community. Most of Cary represents unplanned sprawl, but those areas developed by Preston do not. The Preston-built sections have clear commercial and residential areas, above-standard run-off control, parks, and other public amenities.

4 – The project will bring a needed and varied tax base to Pittsboro and Chatham County with upwards of 12 billion with a “b” in new tax base created over the next 30 years. (22 million square feet of commercial/institutional space alone.)In a time when most towns and counties are cutting to the bone, Pittsboro and Chatham will have the opportunity to experience constant growth in its tax base that will be varied in type and allow for a larger budget and more flexibility.

5 – New schools and universities for the area that are state-of-the art. With constant and varied growth over 40 years the opportunities will be to invest more capital  in education and build one of  the country’s best school systems.

6 – A new and improved YMCA for Pittsboro and Chatham County.The current Y is a satellite of the Chapel Hill-Carrboro Y, and using the facilities like the pool and basketball and handball courts means a trip to Chapel Hill. Soon, Pittsboro and Chatham County will soon have its own facility.

7 – New Churches and spiritual centers.This we be the natural result of the growing and diverse population.

8 – JOBS ! For every 700 units built that equates to 2,100 full time equivalent construction jobs. This direct jobs are exclusive from the jobs that will be created in the commercial centers as well as the jobs created indirectly through the multiplier effect of new capital coursing through the community.Just building the first proposed site for UNC Hospitals will provide jobs in construction, which will focus on providing local and regional employment. The new jobs will lead to households spending locally, thus benefitting other established businesses, and leading to  more jobs and capital investment. Once the UNC facility is operating it will employ a large
variety and number of people in the community.
