Subject: 25 reasons in favor of Chatham Park

The following is a list of twenty-five positive items that I have gleaned over the past few months about Chatham Park:

1 – The owners are North Carolina Developers

2 – The land is paid for thus there are no “options” nor bank notes and thus the standard risk of “failure” and “illiquidity” that is usually caused by the banks is not an issue. The community is dealing with well financed developers.

3 – The plan is designed and led by one of the country’s best land plan planning groups.

4 – The project will bring a needed and varied tax base to Pittsboro and Chatham County with upwards of 12 billion with a “b” in new tax base created over the next 30 years. (22 million square feet of commercial/institutional space alone.)

5 – New schools and universities for the area that are state-of-the art.

6 – A new and improved YMCA for Pittsboro and Chatham County

7 – New Churches and spiritual centers.

8 – JOBS ! For every 700 units built that equates to 2,100 full time equivalent construction jobs. This direct jobs are exclusive from the jobs that will be created in the commercial centers as well as the jobs created indirectly through the multiplier effect of new capital coursing through the community.

9 – A new medical center with a hospital. This enhancing our access to health care and also equates to more jobs.

10 – New public parks and public access to the Haw River.

11 – Fortune 500 companies investing in Pittsboro and bring facilities to Pittsboro and Chatham County.

12 – High speed internet.

13 – At least one 20 mega watt solar farm.

14 – The project is located on the east side of Town which is away from the traffic problems and patterns of downtown. The location will preserve the small town feel

15 – The development will be demonstration project for the Research Triangle Clean Tech Cluster and thus be one of the most environmentally friendly communities in the country.

16 – Duke Power will be installing a “Smart Grid”.

17 – Based on proposed designs the project will have very low to little discharge of waste water.

18 – The shopping centers will be state of the art.

19 – A large number of conservation easements.

20- The open space will be between 1700-1800 acres which is over 25% of project–a figure that is higher when compared to other projects that have considerable less open space.

21 – Approximately 50 miles of trails for hiking, biking and walking.

22 -Eventually a new by-pass around town to relieve future traffic from the west thru the down town district.

23 – An interchange on Hwy 64 that will be decorative and in keeping with the style of Pittsboro.

24- A hospice which will be a great asset for the town and its citizens.

25 – A long term partnership with the Town and the citizens to help with a multitude of efforts that will make Pittsboro shine in many ways–public art, investment in the arts and culture, support for Downtown Pittsboro, support and investment in the Community College and education with an overall enhancement of the quality of life.
